We were unable to get a set in what seemed like scoured rock--we wound up taking a mooring. Anchoring vessels should take note of the charted cable area. As other reviews have stated, the wakes are bad, and there is no wind protection from any north quadrant.
There are moorings north and south of the channel, all installed by local families. They are first come, first serve; a boat will come by in the evening to collect the fee. Those moorings south of the channel are operated by the raw bar, and they will offer up oysters and treats when they come around.

No regard for moored or anchored boats here. Might as well be at Cape May. Wouldn't recommend for anything other than a quick overnight stop.

No issues with holding. Stayed the night some wakes from boats going inside. Unfortunately in the morning just before 6 am a work boat came out and rocked everyone with no regard to anchored boats. I believe same boat came back a couple of hours later and repeated performance. You need a penetrating anchor (Rocna, Danforths don't work in grass). Once set, the holding was good in mud.

However, the location of the waterway guide symbol now has moorings. If you go further NE and line yourself up between "Pease Ledge Bouy 4" and the red nun fir the harbor entrance you can anchor in about 15 feet of water and not be close to the ledge but you will be more exposed to wakes of boat going transiting the entrance. Our Mantus2 anchor dug in right away and you are out of the highest current flow. 5G cellular service from T-Mobile is about 20 down and 20 up when we hauled the mifi up the mast but we only got 10/3 at deck level.

There may be 50+ boats here on a summer weekend. Easy dinghy ride to the town dinghy dock. Very good protection form the southwest to southeast. Not tenable in West, NW to NE winds.
